Tallis Architecture has been working closely with the client to identify the highest and best use for a prominent site on Blackburn Road, Mt Waverly.
The importance of creating value is a big driver of what we do, aligning highest and best use with clients goals is often a complex task. Here in Notting Hill we have re-invented the office typology to suit the site and the clients aspirations, with a significant form of almost 15,000m2 to create the corner of the site, allowing for flexibility to future tenants, multiple entries, multiple branding opportunities. The facade intends to create both a repetitive element and one that can adapt to it orientation to suit environmental goals of energy efficiency and comfort.
The feasibility study aims at evoking a strong architectural presence signalling the site as a prominent gateway to the context. The early feasibility concept consists of a Seven storey U shaped building around a North facing courtyard.
The building form proposes a Four storey podium with further 3 recessed levels at the top responding positively to the planning scheme. A naturally vented undercroft provides carparks for 450 cars. With 2 separate cores, the 15 000 sq.M. of net lettable floor area provide over 6 separate flexible floor plates maximising the leasing arrangement possibilities.
A central garden provides a external entertaining area, for use by an anchor tenant or separate tenants. Passive and active Environmentally sustainable design solutions are incorporated into the proposal. Landscaped areas are provided to the East and Southern boundaries of the site allowing for the significant existing trees to be maintained and incorporated into the landscape.
